What’s included

One visit, one fixed price, a clearly defined scope

Included in the bundle

  • A domestic EICR: inspection and testing of the fixed electrical installation within the agreed scope, for one board with up to 8 circuits.
  • A coded report (C1, C2, C3 or FI) with a clear summary of anything that needs attention.
  • A check of the existing smoke and carbon monoxide alarms at the same visit: we test each accessible alarm using its test function and record whether it sounds.
  • An explanation of the findings, to you or your agent.

Not included (quoted first)

  • Supplying, replacing, relocating or interlinking alarms.
  • Any remedial electrical work found during the inspection.
  • Further boards, or circuits beyond the first 8 (additional circuits £25 + VAT, £30 including VAT, each).
  • Out-of-hours or express timing, unless agreed before booking.

The alarm check is not a fire risk assessment and does not by itself confirm that a landlord has met their legal duties. EICR prices cover the agreed inspection and testing and the report, not remedial repairs or a guaranteed satisfactory outcome.

For letting agents

Working with letting agents and property managers

Many of our EICRs are booked by agents for landlords. We collect keys from the agency, arrange access with tenants and keep you updated, so the inspection fits around the tenancy. Tell us when you book how to reach the tenant and whether keys need collecting.

Before booking, please tell us who is the contracting and paying party, the landlord or the agency, and confirm your authority to instruct the work. A disclosed agent is not treated as personally liable just for arranging access.

Managing several properties? Send us the list or call 07508 525912 and we will plan the visits with you. Each property is booked and priced at the published rates above.

  1. Book: choose an appointment online, or call or send the property details. The landlord bundle is paid in full when booked online.
  2. Access: we collect keys or meet the tenant, and agree any times when the power cannot be switched off.
  3. Inspection and alarm check: we test the installation and each accessible alarm. Expect short, planned power interruptions.
  4. Report: you receive the coded report. Anything that needs action is explained, and remedial work is quoted separately for your approval.
Landlord duties

Landlord legal obligations

Private landlords covered by the rules in England must arrange inspection and testing of the electrical installation at least every five years, follow any shorter interval in the report, give tenants the report, and complete required follow-up work within 28 days or the shorter deadline in the report. We provide clear reports and quote separately for any follow-up work, then confirm the work in writing so you can show it has been done.

Planning the visit

Arrange access to the consumer unit, rooms, alarms and electrical accessories, and obtain any tenant or building-management permission needed. Tell us about essential equipment that must stay powered, access restrictions and parking. Testing involves short interruptions to the electricity supply, and most flats and small houses take a few hours.

After the inspection

If the report shows C1, C2 or FI items, we quote the remedial work and can return to complete it. Keep the report together with any later certificates or written confirmation of remedial work. Follow the next inspection date given in the report.

Questions

Landlord safety bundle: FAQs

Straight answers for landlords and letting agents.

How much is the landlord safety bundle?

£240 + VAT (£288 including VAT) for a domestic EICR on one board with up to 8 circuits, plus a check of the existing smoke and carbon monoxide alarms at the same visit. Additional circuits are £25 + VAT (£30) each.

What does the alarm check involve?

We test each accessible smoke and carbon monoxide alarm using its test function and record whether it sounds. Supplying, replacing, relocating or interlinking alarms is not included and is quoted and agreed before we do it. The alarm check is not a fire risk assessment and does not by itself confirm that a landlord has met their legal duties.

How often does a rented property need an EICR?

In England, private landlords must have the electrical installation inspected and tested at least every five years, or sooner if the report says so, give the report to tenants and complete any required remedial work within 28 days or the shorter deadline in the report.

Can a letting agent book on behalf of a landlord?

Yes. Agents, landlords and property managers should tell us before booking who is the contracting and paying party and confirm their authority. We regularly collect keys from letting agents and arrange access with tenants.

Is remedial work included?

No. EICR prices cover the agreed inspection, testing and report, not remedial repairs or a guaranteed satisfactory outcome. Any remedial work is quoted and agreed before we carry it out, and we can return to complete it.

What if the property has more than one board or more than 8 circuits?

Additional circuits are £25 + VAT (£30) each. Further boards or a revised scope are priced and agreed before testing beyond the booked allowance.

Can you do it out of hours or urgently?

Out-of-hours EICRs are £350 + VAT (£420) for one board with up to 8 circuits, with additional circuits at £37.50 + VAT (£45). An express EICR is by prior agreement only, at +50%. Both must be confirmed before booking.
