EICR & Electrical Safety Certificates in London
An EICR (Electrical Installation Condition Report) is the formal safety inspection of a property's fixed wiring. AC Kinetic provides NICEIC-approved EICRs across London for landlords, homeowners, managing agents and commercial premises — with clear, honest reporting and fast certificate turnaround.
What an EICR covers
Our engineers test every circuit in the installation — consumer unit, wiring, sockets, switches, protective devices and earthing/bonding — against the requirements of BS 7671:2018+A2:2022. You receive a full report coding each observation C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation), with a clear summary of anything that needs remedial work.
Landlord legal obligations
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords in England must have the electrical installation inspected and tested at least every 5 years, supply a copy of the report to tenants, and carry out any required remedial work within 28 days. We provide landlord-ready EICRs and can quote separately for any remedials identified.
Domestic & commercial EICRs
We carry out EICRs on everything from single flats to large HMOs, offices, shops and managed estates. Out-of-hours and express inspections are available where a property needs certifying quickly — useful for sales, lettings and insurance.
EICR & Electrical Safety Certificates — FAQs
Straight answers to the questions we're asked most.
How much does an EICR cost in London?
EICR pricing depends on the size of the installation and number of circuits. Domestic inspections start from a fixed base rate, with commercial and out-of-hours inspections priced accordingly. Contact us with the property details and circuit count for an exact quote.
How often do I need an EICR?
For rented properties in England, the law requires an EICR at least every 5 years or at change of tenancy. Owner-occupied homes are recommended to have one every 10 years, or when buying a property.
How long is an EICR valid for?
An EICR is typically valid for up to 5 years for rented homes, though the report itself will state the recommended date for the next inspection. A satisfactory report is required for the certificate to be valid.
My EICR came back unsatisfactory — what next?
An 'unsatisfactory' result means C1 or C2 codes were found. We provide a separate quotation for the remedial works needed to bring the installation up to standard, after which the EICR can be re-issued as satisfactory.
